Refinance when the math says so.
Avery Stroud runs the numbers first: break-even, total interest and what you would actually do with the cash. If it does not pencil out, Avery says so.

Common questions
When does refinancing make sense?
When the monthly savings repay your closing costs within the time you expect to keep the loan, or when you need to change the loan's structure. The break-even calculator shows this in seconds.
How much equity can I take out?
Many conventional cash-out refinances allow borrowing up to about 80% of the home's value, minus what you owe. Programs and limits vary.
Will a refinance restart my 30 years?
Only if you choose a new 30-year term. You can often pick a shorter term to stay on track.
